About Greybull River Ranch


LOCATION
The Greybull River Ranch is located approximately 30 air miles easterly of Cody, Wyoming along a very private section of the Lower Greybull River valley. This expansive area is a very lightly populated agricultural region, equidistant from the towering Absaroka Range of the Rocky Mountains, and the Big Horn Mountains. These magnificent mountain ranges have peaks exceeding 13,000 feet in elevation. The ranch lies approximately 25 miles west of the town of Basin, the Big Horn County seat, and approximately 38 miles east of Cody, the Park County seat. Although both towns offer needed supplies and services, the majority of residents in this area rely on Cody for their shopping needs. Cody is one of the most complete small cities in the West. At an elevation of 5095, it is situated 52 miles from the east entrance of Yellowstone National Park.

The ranch lies in the center of the Big Horn Basin, revered for its temperate climate, wildlife diversity, scenery, big game herds, and blue ribbon fisheries. The recreational opportunities in this region are vast and varied, and certain to offer something for everyone.

Wyoming offers a tax friendly atmosphere. There are no personal or corporate state income tax, no franchise or inventory taxes. Property taxes are among the lowest in the nation. Wyoming’s mineral, oil and gas production royalties have provided a strong financial base in establishing public facilities, infrastructure and services. High quality medical services are available in Cody. Cody is home to the Buffalo Bill Historical Center, which has been called “The Smithsonian of the West”.

THE PROPERTY
The Greybull River Ranch consists of 572 +/- contiguous acres and enjoys over one mile of the Greybull River Ranch flowing through the property. There are 300 +/- acres of the adjudicated water rights for the ranch, some of which are territorial. Presently, the irrigation portion of the ranch is planted to alfalfa. Irrigation water is delivered to the majority of the land through gated irrigation pipe. This ranch has had most everything grown on it from row crops such as barley, oats, corn, and wheat, as well as alfalfa. Given the ranch’s location, topography, and rich soils, it lends itself to a variety of viable operations.

Improvements on the ranch consist of a very comfortable 2064 +/- sq. ft., three bedroom, two bath ranch style home, built in 1999. The cedar sided home has a large living room with a stone fireplace that has a wood stover insert installed for primary heating. The large kitchen/dining area has vaulted ceilings, tile flooring, oak cabinets, and a center island. Native stone veneer accents the exterior cedar siding. A 1344 +/- shop and garage was also constructed in 1999, which is heated and insulated. Working facilities consist of steel corrals and alleys, with a permanent steel loading chute, and ample room for livestock transport trucks to access the facilities. Underground power runs the length of the property.
